How USBL handles every change as agreed, in half the time

How USBL handles every change as agreed, in half the time

Key Results
  • Up to 50% reduction in time spent per change order

  • Always know what was agreed, and when

  • Full history of every change, one click away

  • Faster decisions, better control across all project parties

  • Less time spent on disputes. More time spent managing the project.

Challenge: Hard to prove what was agreed

USBL is one of Norway's leading housing and real estate organizations, developing and managing residential projects across the country. On the Fagerblom project, USBL and AF Eiendom AS are joint project owners, each holding a 50% ownership stake in the development.

For USBL, project ownership means one thing above all else: precise, documentable interaction with the contractor, and full control on site.

In any construction project, changes are inevitable. What matters is whether every change is handled exactly as agreed.

Before Endre, USBL tracked change orders in Excel and stored documents in project folders. It worked at a high level. But as the project grew, the cracks showed.

Lars Hagen

“Documentation flow, quality assurance, and updates to new versions of change orders were challenging. It was also difficult to keep track of dates and decisions.”

Lars C. Hagen, Project Manager, USBL

The core problem was not volume. It was traceability. When a question arose about a specific change, it was hard to find the full history. Who decided what? When? Which version was current? The answers were buried across emails, folders, and spreadsheet rows.

High-level oversight was possible. But understanding the exact status and history of individual changes became increasingly difficult. That is a risk for any project owner with contractual obligations to manage.

Solution: One shared system. Every change handled as agreed.

USBL implemented Endre as the shared system for managing all change orders across project parties on Fagerblom.

Endre gives every party a single place to handle changes from first notification to final decision. All communication, documentation, and decisions happen in one system. Nothing is stored in parallel. Nothing gets lost.

Lars Hagen

“It has become significantly easier to maintain an overview and collaborate in a structured way with both internal and external resources on the project.”

Lars C. Hagen, Project Manager, USBL

The shift is straightforward: instead of reconstructing what was agreed, you can always see it. Instead of chasing document versions, you have one record. Instead of searching emails for decisions, the timeline is right there.

Impact: Know what was agreed. Act on it faster.
Less time on every case

The time saved on each change order is hard to pin to a single number, because no two changes are alike. But the direction is clear.

Lars Hagen

“It is difficult to give an exact number, as change orders vary in complexity, but I have the feeling that we spend less than half the time compared to before.”

Lars C. Hagen, Project Manager, USBL

Less time spent searching for documentation. Less time reconstructing history. More time spent on the decisions that actually move the project forward.

Always know what was agreed, and when

The most important change for USBL as a project owner is not just speed. It is certainty.

Every change has a clear history. Every decision has a timestamp. Every version is traceable. When a question comes up, the answer is in the system.

Lars Hagen

“Endre gives us quick access to updated overviews of cases and costs. That is something we did not have before.”

Lars C. Hagen, Project Manager, USBL

This is what "handled as agreed" looks like in practice: not just a process, but a record you can always refer back to.

Full control across all cases

Knowing where every change stands, at any point in time, is critical for a project owner managing contractual commitments.

Lars Hagen

“We definitely have better control of where cases stand at any given time.”

Lars C. Hagen, Project Manager, USBL

No cases overlooked. No delays hidden. No open questions left unresolved. The agreed process is followed because it is built into the system.

Faster and better decisions

Better information leads to better decisions. With Endre, the data is always current and the history is always accessible.

Lars Hagen

“It allows us to make faster and better decisions throughout the project.”

Lars C. Hagen, Project Manager, USBL

USBL can respond to changes quickly and confidently, without having to first piece together what was agreed.

Legal Value: Less noise. More clarity.

Most disputes in construction do not come from complex legal questions. They come from a simple one: what was said, and when?

For USBL's legal team, Endre has changed how that question gets answered.

Amber Arthur

“For the legal team, the value is that the factual record is no longer scattered across emails, folders and different versions. When the full history is searchable in one place, disagreements about what was said, decided and documented can be handled faster and with far less friction.”

Amber Arthur, Legal Counsel, Construction Contracts & Dispute Resolution, USBL

The practical result: time previously spent reconstructing case history is now spent on cases that need legal attention.

Amber Arthur

“Evidentiary uncertainty is a key driver of construction disputes. When documentation is embedded in the workflow, we reduce ambiguity and strengthen traceability. That is digital contract governance—and stronger legal certainty—fit for 2026.”

Amber Arthur, Legal Counsel, Construction Contracts & Dispute Resolution, USBL

When everything is documented and searchable, many disagreements resolve before they escalate. The agreed process was followed. The record shows it. That is the strongest protection a project owner has.

Conclusion

USBL's experience on Fagerblom shows what it looks like when every change is handled as agreed.

Not just tracked. Handled: with the right process, the right documentation, and a clear record that every party can refer back to.

For project owners, that means:

  • Full traceability without manual effort

  • Faster decisions based on current, accurate information

  • Cleaner collaboration with contractors and internal teams

  • A complete, searchable record that protects against disputes

In construction, changes happen. The question is whether you can always prove how they were handled.

"Endre has given us better overview, faster case handling, and cleaner documentation of changes in our projects."
